Booking Deposit

• A €300 Booking Fee is required to secure the accommodation.
• The Booking Fee converts into a Damage Deposit once the tenancy commences.
• The Booking Fee is refunded in full if cancelled before countersigning or within the applicable Cooling Off period, provided the tenant has not moved in.
• On ordinary cancellations after the Cooling Off period, a €50 administration charge is retained from the Booking Fee.

Security Deposit

• The €300 Booking Fee converts into a Damage Deposit once the tenancy commences.
• The Damage Deposit is refundable at the end of the tenancy, less any deductions for Payment policies - Corkrent, damage, or other outstanding charges.

Pay In Instalment

• Rent may be paid in full or in 8 instalments.
• A 51-week booking requires 9 instalments.
• The first instalment is due on 1 August 2026.

Mode Of Payment

Guarantor Requirement

• All applicants must nominate a guarantor aged over 18.
• The guarantor must not live with the applicant, except where the guarantor is a parent or guardian.
• The guarantor must not be in another Fresh-managed property.
• A guarantor is not required when the full year's rent is paid upfront.

Additional Fees

• A €100 administration fee applies for changing rooms after the tenancy has started.
• A €50 administration charge is retained from the Booking Fee for ordinary cancellations after the Cooling Off period.
• A replacement-tenant processing fee applies.

Cooling Off Period

• A 72-hour Cooling Off period applies once the booking is countersigned.
• From 1 August 2026, the Cooling Off period is reduced to 24 hours.
• Cancellation is permitted during the Cooling Off period provided the tenant has not moved in.
• The €300 Booking Fee is refunded in full when the cancellation is made within the applicable Cooling Off period.
• Refunds can take up to 10 working days.

No Visa No Pay

• After the Cooling Off period and before the tenancy start date, cancellation is permitted if the tenant does not have a visa to enter Ireland.
• Evidence of the visa refusal must be provided within 72 hours of notification.
• The €300 Booking Fee is refunded in full upon providing the required evidence.

No Place No Pay

• Cancellation is permitted if the applicant has not acquired the grades required to be offered a place at the chosen university/college.
• Evidence must be provided within 72 hours.
• The €300 Booking Fee is refunded in full upon providing the required evidence.

Early termination by students

• Between 1 May and 1 October, the tenant may terminate the agreement by providing the minimum statutory notice period and serving a valid Notice of Termination.
• Outside the 1 May–1 October period, the tenant may find a replacement with the Landlord's agreement.
• The original tenant remains liable for rent until the replacement tenant has:
• Signed the Licence.
• Paid the €300 Booking Fee.
• Made the first rent payment.

Replacement Tenant Accepted

• Outside the 1 May–1 October period, a replacement tenant may be found with the Landlord's agreement.
• The original tenant remains liable until the replacement tenant has signed the Licence, paid the €300 Booking Fee, and made the first rent payment.
• A replacement-tenant processing fee applies.

Extenuating Circumstances

• Cancellation is permitted where the tenant failed to achieve the grades required to continue their studies at university/college.
• This is treated as an exceptional-circumstance cancellation.
• Documentary evidence must be provided within 72 hours.
• The €300 Booking Fee is refunded in full upon providing the required evidence.

Other cancellation policies

• The €300 Booking Fee is refunded in full if the booking is cancelled before the Licence is countersigned.
• Beyond the Cooling Off period, cancellation is only permitted for the listed exceptional circumstances: no visa, no university place, or failed academic progress, subject to the applicable documentary evidence requirements.
• First-year students going through the CAO process have 48 hours after receiving their CAO offer to confirm their booking.
• Applicants/guarantors must sign the Licence within 5 days of selection.
• For bookings made after 1 August 2026, the Licence must be signed within 2 days of selection; otherwise, the booking may be cancelled without penalty to the landlord.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
