Booking Deposit

• A booking deposit equal to two weeks' rent is required to secure the room.
• The deposit must be paid during the online booking process.
• The room is confirmed only after the rental agreement is signed and the deposit is paid.
• A deposit payment is required immediately upon receiving the room offer.

Security Deposit

• A bond of 4 weeks' rent for bookings over 60 nights is required and is lodged with the Residential Tenancies Authority (RTA).

Pay In Instalment

• Rent is paid fortnightly in advance.
• For 4-week stays/contracts, full payment is required before arrival.
• A rent payment schedule is provided after booking.

Mode Of Payment

• The initial two weeks' rent payment can be made by Mastercard or Visa.
• Ongoing rent payments must be made from an Australian bank account.

Guarantor Requirement

• A guarantor is not required for standard bookings.
• Under-18 international students staying at Wharf Street (Shared Apartment) require approval from their legal guardian (generally the university acts as the legal guardian).
• This requirement does not apply to:
• Domestic students.
• New Zealand students under 18.

Additional Fees

• Bookings under 60 nights require a $240 refundable cleaning fee, refundable following a successful room inspection.

No Visa No Pay

• If an international student's Australian visa is not approved before the lease starts, proof of the visa refusal must be provided before the lease commencement date.
• The property management will review each case individually.
• If the property is notified no later than 14 days before the agreement start date, all rent paid will be refunded.
• The full deposit will be refunded in accordance with the visa cancellation policy.

Extenuating Circumstances

• The property management reviews individual circumstances to determine the appropriate outcome.
• If notified at least 14 days before the agreement start date, all rent paid will be refunded.

Other cancellation policies

• If the booking is cancelled at least 14 days before the booked check-in/lease start date, the two-week booking deposit is refunded in full.
• The booking deposit is fully refundable up to 14 days before the lease start date.

Cooling Off Period

• The deposit is fully refundable if cancelled up to 14 days prior to the lease commencement date.
• The deposit is non-refundable if cancelled within 14 days of the lease commencement date.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• They are aware these aren’t pets, but guide-, hearing- or assistance dogs are of course permitted on the premises. For health and safety reasons they do not recommend bringing a pet, but, if you really must bring your pet, please apply for permission by contacting them.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
