Booking Deposit

• Two weeks’ advance rent required to secure the apartment
• Adjusted against rent

Security Deposit

• Bond equivalent to 4 weeks’ rent
• Lodged with the Residential Tenancies Authority (RTA)
• Held until the end of the tenancy
• Refund conditions:
• Rent paid in full
• No damage to property
• All furniture and equipment accounted for
• Cleaning and other charges cleared
• Deductions applicable for:
• Damage
• Cleaning
• Rubbish removal

Pay In Instalment

• Rent must be paid in advance
• Payment frequency: Fortnightly

Mode Of Payment

• Stripe (online payments)
• Direct Debit
• EFTPOS at reception
• Credit Card (MasterCard or Visa)
• Credit card payments incur a surcharge

Guarantor Requirement

• The property does not requires to provide guarantor to book a room.

Cooling Off Period

• Full refund of deposit if cancellation is made 30 or more days before the contract start date
• If cancelled less than 30 days before the start date, a cancellation fee applies

Early termination by students

• Tenant must provide:
• 14 days’ written notice (General Tenancy Agreement)
• 7 days’ written notice (Rooming Accommodation Agreement)
• Tenant is liable to pay:
• Rent until the end of the notice period or until the property is re-let, whichever occurs first
• Early termination fee applies:
• Equivalent to 1–4 weeks of rent, depending on tenancy duration completed
• Or rent until a new resident moves in (whichever is lesser)
• Reletting or early termination fees may apply as per guidelines

Replacement Tenant Accepted

• Tenant remains liable for rent until a new resident is found
• Liability ends once the new resident moves in
• No refund of advance rent until replacement tenant is secured

Other cancellation policies

• Cancellation before move-in is allowed with applicable conditions
• If the accommodation provider withdraws the offer more than 30 days before lease start, full refund of:
• Bond
• Advance rent
• If alternative accommodation is offered and declined, a cancellation fee applies
• No refund of rent in case of eviction
• If tenancy is broken without valid cause:
• No refund of advance rent until a new resident is found

No Visa No Pay

• If a student is not successful in receiving a visa to study in Australia before the commencement of the lease start date:
• The student must submit a written cancellation request via email to the property where the booking is held.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must attach the visa refusal email from the Department of Home Affairs.
• Upon verification, the lease agreement will be cancelled without penalty.
• If cancellation occurs after the commencement of the lease due to visa refusal:
• The student must submit a written termination request via email to the property.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must provide the visa refusal email from the Department of Home Affairs.
• The Property Manager will review the request and decide whether lease termination is approved.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
