Booking Deposit

• The following one-time, non-refundable fees apply at the time of application submission:
• Application Fee: $60 per applicant
• Administrative Fee: $175

Security Deposit

• A $250 security deposit per applicant is required, payable at move-in. This deposit is refundable, subject to lease terms and applicable deductions.

Mode Of Payment

• Rent can be paid through resident portal, using Debit or Credit card

Guarantor Requirement

• Guarantors are accepted for applicants who do not meet the required rent-to-income ratio or credit criteria. Applicants who are unable to qualify independently, or whose guarantor does not qualify, may alternatively apply through the approved third-party guarantor partner, Leap.

Additional Fees

• - Live Well Fee: $75 per month (required)
• - Rentistry Credit Builder: $9 per month (required)
• - Foxen Liability Waiver: $16 per month (required)
• - Parking: Reserved garage parking ranges from $150 to $200 per month (optional)
• - Utilities: Residents pay electric, water, sewer, internet, and cable directly to providers. Gas, trash, and pest control are included in rent.

Early termination by students

• If you need to break your lease after moving in, the standard option requires a 60-day written notice plus a penalty fee/relet. For anything related to canceling before move-in, directly connect with the leasing team.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• A one-time non-refundable pet fee of $400 per pet applies, along with a monthly pet rent of $40 per pet.
