Booking Deposit

• An one-time, non-refundable application fee of $75 per applicant apply at the time of application submission.

Security Deposit

• A $300 security deposit per applicant is required, payable at move-in. This deposit is refundable, subject to lease terms and applicable deductions.

Mode Of Payment

• Rent can be paid through resident portal, using Debit or Credit card

Guarantor Requirement

• Guarantors may be accepted for applicants who do not meet the income requirements. If required, the guarantor must complete an application and demonstrate an income of at least 3–5 times the monthly rent.

Additional Fees

• - Administrative Fee: $275 per household (one-time, non-refundable, due at move-in)
• - Amenity Fee: $40 per month per household (required)
• - Cable and Internet Fee: $90 per month per household (required)
• - Trash Fee: $13 per month (required)
• - Utility Billing Fee: $4.50 per month (required)
• - Damage Waiver Program: $19.50 per month (required unless you provide your own renter’s insurance)
• - Parking: General parking is $65 per month, uncovered garage parking is $90 per month, and covered garage parking is $125 per month (all optional)

Early termination by students

• If you need to break your lease after moving in, the standard option requires a 60-day written notice plus a penalty fee/relet. For anything related to canceling before move-in, directly connect with the leasing team.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• A one-time non-refundable pet fee of $300 per pet applies, along with a monthly pet rent of $50 per pet.
