Pay In Instalment

• Please ensure you pay your rent promptly on or before the 1st day of each month to avoid any complications.

Additional Fees

• Late Charge:
• A late fee of $75.00 will be applied if your payment is received after 5:00 PM on the 1st day of the month.
• Weekends or Holidays:
• If the 1st day falls on a weekend or holiday, kindly pay the full rent without deductions, unless otherwise allowed by law.

Mode Of Payment

• Accepted payment methods include money order, certified funds, online payment, electronic payment, or any method agreed upon in writing. They do not accept cash or personal checks.

Early termination by students

• They understand that life can bring unexpected changes. If your plans change and you no longer intend to move in, please communicate with them promptly. Avoiding their calls, texts, or emails is not the best approach. Honest and direct communication is essential, as it allows them to assist you in the best possible way.

Replacement Tenant Accepted

• If your circumstances change, you have the option to attempt re-letting your lease to someone else. You are responsible for finding a suitable replacement, and the new tenant must sign a lease with us before you can be released from your obligations. Depending on the terms of your lease, a re-let charge may apply.

Other cancellation policies

• In the event that you do not move in at the start of your lease, you remain responsible for the full lease amount for the entire term. Merely notifying us of your decision not to move in does not relieve you of this obligation. To be released from your lease, you must find a re-let (and, if applicable, pay the associated re-let charge).
• Consequences of Non-Compliance:
• Failure to re-let your lease and not moving in may result in your account, along with any/all guarantors, being sent to collections. The collections agency will attempt to collect the debt owed, potentially causing a long-lasting negative impact on your credit report and credit history.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
