Booking Deposit

• An Advance Rent payment is required to complete the booking.
• The Advance Rent is due within 7 days of reservation for bookings made before 1 August and within 24 hours for bookings made after 1 August.
• The Advance Rent is deducted from the first rental payment before the tenancy starts.

Security Deposit

• The security deposit is £100.
• The Tenancy Deposit is due before the tenancy start date.
• The deposit will be held in a Tenancy Deposit Scheme during the tenancy.
• The deposit is refundable at the end of the tenancy, subject to deductions for damages or outstanding charges.

Pay In Instalment

• The student can pay the rent in 4 installments or make full payment.
• Students paying in installments require a UK guarantor.

Mode Of Payment

• Rent payments are made via direct bank transfer.

Guarantor Requirement

• A UK guarantor is required when paying rent in installments.
• Overseas guarantors are not accepted.
• Students without a UK guarantor must pay the rent in one instalment at the start of the tenancy.
• A third-party company may be recommended to source a UK guarantor.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• For bookings made before 1 August, cancellation is allowed within 7 days of receiving the booking confirmation email, provided the keys have not been collected.
• For bookings made after 1 August, cancellation is allowed within 24 hours of receiving the booking confirmation email, provided the keys have not been collected.
• Any Advance Rent paid will be refunded with no cancellation charge during the applicable cooling-off period.

No Visa No Pay

• If the required UK Visa is declined before the tenancy start date, the tenancy can be cancelled.
• The cancellation request and official evidence of the visa refusal must be submitted within 72 hours of receiving confirmation that the visa was declined.
• Advance Rent will be refunded after deducting any transaction charges.

No Place No Pay

• If an undergraduate student fails to obtain the required grades and is not accepted into their first-choice university, they may cancel their tenancy.
• Written confirmation of cancellation and supporting evidence from the university or UCAS must be provided within 72 hours of the exam results being published.
• Advance Rent will be refunded after deducting any transaction charges.

Replacement Tenant Accepted

• The student is responsible for finding a suitable replacement tenant.
• The replacement tenant must be approved by the management team and enter into a new agreement.
• Once the tenancy takeover is successfully completed, the original tenant is released from future contractual obligations.
• Any Advance Rent or overpaid rent will be refunded after deducting a £50 cancellation and administration fee.

Extenuating Circumstances

• Applicable to circumstances such as ill health or family issues that prevent the student from attending University or living away from home.
• The student must contact the property to discuss the matter and may be required to provide proof of the circumstances.
• Rent payments must remain up to date until a release date is agreed.
• A cancellation and administration charge of £50 may apply for a variation of tenancy.
• If the cancellation request is denied, the student is responsible for sourcing a replacement tenant.
• The following are not considered extenuating circumstances: change of mind, having booked different accommodation, being accepted onto a placement or exchange programme, undertaking a single-semester course, classes being delivered online (temporarily or permanently), or deciding to commute to the University city.

Other cancellation policies

• If the tenancy agreement is not signed within 7 days of the reservation email, or within 24 hours for bookings made after 1 August, the booking may be automatically cancelled.
• If Advance Rent is not paid within 7 days of reservation, or within 24 hours for bookings made after 1 August, the booking may be automatically cancelled.
• Failure to pay the initial rent instalment within 10 days of its due date, without notifying the property of the reason, may be treated as a cancellation requiring a replacement tenant.
• If the key is not collected within 28 days of the tenancy start date, the booking may be cancelled and any rent paid may not be refunded.
• If incomplete, false or misleading information is provided, the tenancy may be cancelled.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
