Booking Deposit

• £99.00 booking deposit is payable separately to secure the contract.
• The booking deposit is not deducted from the rent.
• The booking deposit is refundable subject to the applicable cancellation conditions.

Pay In Instalment

• Students can choose to pay their rent through Pay in Full, 3 Instalments, 4 Instalments, or 10 Instalments.
• Students without a valid UK guarantor are required to pay the full rent in August, 1 month before the contract start date.
• Other instalment options may be available.
• Students must have paid the rent due by the time they arrive to check in.

Mode Of Payment

• Payments are made online by card through the student's portal.
• The deposit can also be collected through the student portal.

Guarantor Requirement

• A UK guarantor is required if the student wishes to pay rent in installments.
• The guarantor must:
• Be resident in the UK for a minimum of 1 year.
• Be over 21 years of age.
• Be a homeowner or in full-time employment.
• Provide photographic identification.
• Provide proof of a UK address that is less than 3 months old.

Additional Fees

• A £50 administration fee applies to approved deferred rent arrangements.
• A £50 contract update fee applies when a replacement tenant is found.

Cooling Off Period

• Students can cancel their tenancy agreement within 7 days from the date of booking under the Initial Cancellation Period.
• The deposit will be refunded, subject to applicable refund administration fees.
• £10 will be deducted from refunds made to UK bank accounts.
• £20 will be deducted from refunds made to non-UK bank accounts, including applicable bank charges.

No Visa No Pay

• Students can cancel before the move-in date if they do not receive a visa.

No Place No Pay

• Prospective first-year Undergraduate or Postgraduate students may be eligible for release if their university withdraws their offer because they do not achieve the required entry grades.
• Students must provide written evidence from the university that they do not have a place within 3 days of the results being published and no later than 28 August, whichever is earlier.
• The required evidence may include a university/college rejection letter, UCAS evidence confirming that the required results were not achieved, or other specified university confirmation.
• If the required documentation is verified and accepted, the student will be released from the agreement without penalty and the deposit will be refunded in full.
• First-year Undergraduate students may also be eligible for release if they choose to attend a different university because they exceeded their expected grades.
• For this case, proof of acceptance at the new university through UCAS adjustment must be provided.

Early termination by students

• Students who cancel after the Initial Cancellation Period or after the tenancy has started remain liable for the rent and applicable fees for the full tenancy period, unless a qualifying replacement tenant takes over the tenancy.
• The Terms and Conditions state that early termination may be considered where a replacement tenant is found, subject to the replacement tenant meeting the stated requirements and the student's arrears being cleared.

Replacement Tenant Accepted

• The replacement tenant must be approved by the landlord and must have paid the required deposit and rent before the original student's liability is reduced.
• The original student's liability continues until the replacement tenant takes over payment.
• The tenancy termination is confirmed once the replacement tenant has completed the required payments.
• A £50 contract update fee applies and must be paid within 14 days or may be deducted from the deposit.
• The Terms and Conditions additionally require the replacement tenant to provide their own guarantor and enter into a new tenancy agreement.

Other cancellation policies

• For cancellations after the 7-day Initial Cancellation Period, the student remains liable for the full tenancy rent and applicable fees unless the tenancy is successfully transferred to an approved replacement tenant.
• The Terms and Conditions state that the cancellation rules published on the property's website will apply to cancellation requests.
• If the room/property becomes incapable of occupation due to destruction or damage, either party may end the tenancy by giving 1 month's written notice.
• If a student does not occupy the room within 14 days of the Check In Date without providing a satisfactory written explanation, and the property has made at least three unsuccessful attempts to contact them, the tenancy may be treated as surrendered.
• The student remains liable for rent, costs and expenses until the Surrender Date or the end of the tenancy, whichever occurs first.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
