Booking Deposit

• The initial deposit includes the first week’s rent and internet fee.

Security Deposit

• The bond is equal to 4 weeks’ rent, depending on the rent rate.
• The bond is held with Tenancy Services.
• The bond cannot be used to pay rent.
• The bond is released once the lease terms and conditions have been met.
• The bond is normally refunded within 4–6 weeks of departure.

Pay In Instalment

• Rent payments can be made weekly or fortnightly.
• Payment is required in advance.

Mode Of Payment

• Bank transfer.
• Credit card.

Guarantor Requirement

• A guarantor is not required.

Additional Fees

• A $14.80 fee applies to failed Console Pay payments.
• A 2.48% surcharge applies to Visa/Mastercard payments through Console Pay, with a minimum surcharge of $0.99.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• No cooling-off period applies.

Delayed Arrivals & travel restrictions

• Cancellation without penalty is possible if the student cannot enter New Zealand due to border closures or restrictions.
• If the student cannot arrive on the selected date due to flight cancellations, the lease commencement date may be moved.
• Depending on the length of the delay, financial penalties may apply.
• Flight delays are handled on a case-by-case basis, and the property should be contacted directly.

Extenuating Circumstances

• Cancellation without penalty is possible if the student fails to meet the student status requirement.
• Cancellation without penalty is possible if the student fails to gain lawful entry into New Zealand.
• Cancellation due to flight cancellations may be considered on a case-by-case basis.

Other cancellation policies

• Once an offer and acceptance agreement is entered into with the owner, the student is legally bound by the leasing arrangement.
• Cancellation may result in a monetary penalty if the student provides false or misleading information during the application or booking process.
• Failure to pay the bond or rent in advance may result in cancellation and monetary penalties.
• Failure to sign the Residential Tenancy Agreement when required may result in cancellation and monetary penalties.
• A change of mind may result in forfeiture of some or all of the advance rental payment and/or bond payment.
• Any change-of-mind penalty is negotiated on a case-by-case basis.
• Refundable fees are processed within 14 days of finalisation of the refund.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
