Booking Deposit

• For 2026/27 Standard Academic Year Bookings
• AED 2,500 is required to confirm the booking, comprising:
• AED 2,200 refundable security deposit.
• AED 300 one-time non-refundable administration fee.
• The room is reserved once the deposit is received.
• Existing deposits may be carried forward to secure future bookings.
• The first month's rent must be paid:
• At least 30 days before check-in, or
• Immediately with the deposit if the booking is made 30 days or less before the contract start date.
• For 2026/27 Summer Bookings
• 3 months or more: AED 2,500 (AED 2,200 refundable security deposit + AED 300 non-refundable administration fee).
• 1–2 months: AED 1,000 (AED 700 refundable security deposit + AED 300 non-refundable administration fee).

Security Deposit

• AED 2,200 refundable security deposit for standard bookings.
• Refunded after the final official check-out, subject to deductions for:
• Property damages beyond fair wear and tear.
• Outstanding rent or other payment dues.
• Behavioural fines.
• Cancellation charges and other applicable fees.
• Refunds are processed to the original payment card or nominated bank account within approximately 30 days after submission of the signed refund form.
• Cash refunds are not available.
• The security deposit may be carried forward for renewal bookings.

Pay In Instalment

• For 2026/27 Standard Academic Year Bookings
• Payment options available:
• Monthly.
• Bi-monthly.
• Quarterly.
• Full payment.
• The selected payment plan forms part of the tenancy contract.
• The first instalment (equivalent to two months' rent) must be paid before arrival.
• For standard bookings, the first month's rent must be paid at least 30 days before check-in.
• If the booking is made 30 days or less before check-in, the first instalment must be paid together with the deposit.
• Subsequent instalments are due on the 1st of each month, depending on the tenancy contract.
• For 2026/27 Summer Bookings

Mode Of Payment

• Online card payment via the student portal.
• Offline card payment.
• Bank transfer.
• Cash (AED or USD).
• Credit card.
• Local cheque (parent or guardian only).
• Payments are accepted in AED and USD only.
• Cash payments for the first instalment must clear 30 days before check-in.
• Deposits paid online are refunded to the same payment card where possible.

Guarantor Requirement

• A guarantor is required.
• The guarantor may be internationally based; a UAE-based guarantor is not required.
• The guarantor must provide valid contact details and a valid photo ID.
• Guardian details must be included in the booking contract, and the signed contract containing the resident's and guardian's details must be submitted before arrival.

Additional Fees

• AED 300 one-time non-refundable administration fee.
• Early check-in and late check-out charges apply based on the number of additional days outside the contract period.
• Bank charges are borne by the payer.
• Room type changes, contract shortening, and last-minute amendments are treated as cancellations.

Cooling Off Period

• Pre Check-in Cancellation
• Cancellation 15 days or more before the contract start date:
• The Security Deposit (AED 2,200) will be withheld (non-refundable).
• Any rent or installment amount paid will be refunded upon submission of valid supporting documents (where applicable).
• Cancellation less than 15 days before the contract start date:
• A standard cancellation fee equivalent to one (1) month's rent will be charged.
• The Security Deposit (AED 2,200) will also be withheld (non-refundable).

Early termination by students

• Post Check-in Cancellation
• Applicable for Semester Bookings (4–7 months) and Full Academic Year Bookings (8–12 months).
• The student will be required to:
• Pay one (1) month's rent from the date of cancellation.
• Forfeit the Security Deposit (AED 2,200).
• Forfeit the Administration Fee (AED 300).
• Summer bookings (30–59 nights):
• No refund is provided for any cancellation, including cancellations before the contract start date.
• Summer bookings (60–119 nights):
• A charge equivalent to 15 days' rent applies.
• The security deposit and administration fee are non-refundable.

Extenuating Circumstances

• Students may request a cancellation review in emergency or specific circumstances.
• Requests are assessed case by case by management.

Other cancellation policies

• The cancellation policy becomes contractually binding upon booking and payment of the security deposit.
• Bookings of 4 months or more: The standard cancellation charge is one month's rent, and the security deposit and AED 300 administration fee are forfeited.
• 30 days or more before check-in: Cancellation incurs the security deposit only.
• Less than 30 days before check-in: Cancellation incurs the security deposit and one month's rent.
• The security deposit is non-refundable once paid, regardless of the cancellation reason or whether cancellation occurs before or after the contract start date.
• Last-minute requests to change the check-in date, room type, contract length, or room downgrade are treated as cancellations.
• Students must notify management in advance if they are unable to check in on the scheduled date.
• The property may terminate the tenancy for non-payment of rent, breach of residence policies, or breach of the tenancy agreement.
• Upon termination:
• All payments, including the security deposit and administration fee, are non-refundable.
• A notice period will be provided to clear outstanding payments and arrange alternative accommodation.
• A formal notification will be issued to the student, guardian, and sponsor (if applicable).

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
